Severely OT: Just like your opinion on this....

It has been a great opportunity to live here in Texas for the last decade. One of those opportunities is to see top notch real estate. I still keep up with events in MS, and I happened to see this home in the Clarion Ledger. This home would rival even many of the great homes here in Texas. I would never even dream of this type of home, but I'd like to know what you think. The builder must have been very ambitious and will eventually make a nice profit. This looks like the kind of home the Ergon CEO would live.

This is not the right time in this market for this type of ambition IMO. Buyers will be severely limited. I am not sure why you would build a 3.5 mil spec mansion in the poorest state in the union. Does not appear to be a good decision in my opinion. My opinion is that people with that kind of money will want to design and build their own, the way they want it built. Now that energy efficiency is gaining popularity, if this house is not foam insulated it becomes even harder to sell. Just so many questions unanswered on the page. I really just find it hard to believe that this is in MS.....

As a electrician who just recently got back into the residential side of things, any new construction I've done has been foamed. From $125,000 to 1.5 million dollar homes. Any decent builder uses foam now, at least in the attic.
Any home owner whose house isn't foamed in attic (rafters not ceiling joists) I highly recommend it. You will be amazed at energy savings. Be sure to remove any ceiling joist insulation if you do.
 
Thanks for the insight. I've always had a keen interest in real estate, and this home just really struck me as an extremely ambitious project. I would love to see the infinity pool/ and grill area. This is the type of home I'd expect to see in Clear Lake Shores, the Woodlands, etc. If the contractors/builders are interested in building/selling more homes of this caliber, then they they should consider SE Texas.
